Here the guest faces the main question: "Which part of the coast should I stay in?" The municipal district stretches from Partenit in the west to Privetnoye in the east, and the atmosphere in these places varies — from city promenades with a dolphinarium and a water park to secluded sanatorium parks and fishing villages with pebble coves. Prices differ noticeably too: from 2,700 ₽ per night at a guest house to 30,000 ₽ for a room at a premium hotel in Partenit.

In central Alushta — by the Rotunda and the water park

The city part of the resort covers Lenina, Gorkogo, and Oktyabrskaya streets, the promenade with the Rotunda, the central beach, and the Mindalnaya Roshcha water park. From here you can walk to the Nemo dolphinarium and the Aluston fortress. Summer is lively, but cafes, a market, and the bus station are close by — the station runs trolleybuses to Simferopol and Yalta.

On Naberezhnaya 16–24 and in Professorsky Ugolok

West of the center, the promenade flows into Professorsky Ugolok — a beach cluster with two dozen hotels on the first and second lines. It's quieter here than near the Rotunda, and the sea is just a couple of minutes' walk away. Building 24 on Naberezhnaya houses several four-star hotels at once.

Partenit — the park zone beneath Ayu‑Dag

Partenit is a separate settlement 15 km west of Alushta, at the foot of Mount Ayu‑Dag. Here lies the territory of the Krym sanatorium, with its park, cypress alleys, and private beach. People usually head to Partenit when they don't want resort bustle: families with children and older guests. You can reach Alushta with its water park and dolphinarium in 20 minutes by bus.

Utyos, Malorechenskoye, and Privetnoye

The village of Utyos sits 10 km west of Alushta, on the road to Partenit. There you'll find a sanatorium-park complex at 25 Knyagini Gagarinoy Street. We'll cover it in the next section.

The more distant villages toward Sudak — Malorechenskoye, Privetnoye, and the Kanaka tract — no longer feel like resort zones. The shore is rocky, with scattered guest houses. From here it's a 30–40 minute drive to Alushta, while the Dzhur‑Dzhur waterfall and the Demerdzhi valley are closer than from the city itself.

No matter which sanatorium a guest picks — Korona, Paradiz, Mechta, or Sedmoe Nebo — all of them share one address: 25 Knyagini Gagarinoy Street. This is the former estate of Princess Gagarina, now home to the Utyos sanatorium. A single hectare here holds a park, a private pebble beach, and ten separate buildings run by different operators.

Despite differences in category, renovation, and price, every building shares one thing — its location. The sea and the park are just a five-minute walk from any of them. The most budget-friendly option is Paradiz, with nights from 5,670 ₽. A step up is Korona, from 8,400 ₽ per night.

Guest houses offer the lowest prices on the southern coast of Crimea. In Alushta this option starts at 2,700 ₽ per night. For that money you get a room with amenities within walking distance of the sea or the city center. Typically these are low-rise houses with 6–12 rooms, no restaurant or entertainment program, but with their own yard and kitchen.
