The Imeretinskaya waterfront is the only part of Sirius with direct access to the beach. Its western end, at the mouth of the Mzymta, is occupied by large resort complexes; the eastern end, by Nizhneimeretinskaya Bay, by simpler guest houses. A more affordable alternative is the quarters of the former Olympic Village: from there it is a ten- to fifteen-minute walk to the water along the promenade.
The federal territory itself is very small, so addresses in neighboring Adler end up in the selection — in practice this is a single resort cluster. The border runs along Prosveshcheniya Street and settles nothing on the ground: go by the distance to the sea and to the Olympic Park rather than by the label in the address, and you can always check that on a map.
These are the quarters of the former Olympic Village: cottages and blocks that housed volunteers and the press during the Games and were afterwards converted into mid-range apartments and hotels. Accommodation here is consistently more affordable than in the hotels by the sea, but there is no single quality standard — neighboring blocks can differ noticeably in both their condition and their service.
The peak falls in July and August, and the sea is warm enough for swimming from June through October. May, June and September to October are cheaper and calmer, and the water in September is often warmer than in early summer. Concerts at Fisht Stadium and races at the Autodrom are a story of their own: on those dates the hotels by the sea fill up even in the off-season, so start looking for a room a month or two ahead.
Yes, especially with an early or late flight: from any address in Sirius the Sochi Airport terminal is only a few kilometers away, and the road into the mountains starts right at the airport. For a stopover the hotels around Lenina Street in Adler are handier — five minutes to the terminal by car.
