This is the best district for a trip with children — a stroller rolls the whole way without a single flight of stairs, and there is somewhere to go in the evening. It is also where the large resort complexes with their own grounds, water parks and entertainment programs are concentrated.
The mountain cluster lies 45–55 km from the coast, and in winter three resorts operate here — Krasnaya Polyana, Rosa Khutor and Gazprom; the skiing season usually runs from December through April. In neighboring Esto-Sadok a room costs less than right by the lifts, but the walk to the gondolas is longer — an honest trade-off between price and how early you have to get up. In summer the hotels do not stand empty: the cable cars run, and there is trekking and the panorama of the Caucasus Range.
May, October and November in Sochi are a time for treatments rather than the beach: the heat is gone, the air stays comfortably warm, and the queues for spa and medical programs are noticeably shorter than in summer. The wellness tradition is held by Kurortny Prospekt and the Kurortny Gorodok district of Adler — pools, saunas, spa wings and large park grounds. The same format helps in winter, when swimming is out of the question and you do not feel like heading into the mountains.
Beachfront in Sochi is less about the view from the window than about there being no road between the building and the water: the morning starts on the beach, not at a crossing. Such properties are scattered along the whole coast, from Dagomys to Imeretinskaya Bay, and prices differ several times over depending on the district. The calmest time to come is the velvet season, in September and October: the sea is still warm and the beach is no longer crowded.

The northwest of the agglomeration keeps its own rhythm: tea plantations and the legacy of the big Soviet-era complexes in Dagomys, quiet beaches in Loo, and the longest stretch of sand and pebble in Greater Sochi at Lazarevskoye. The drive to Lazarevskoye from the center takes more than an hour — which is exactly why prices here are the lowest on the coast. A good choice for anyone coming to the sea for a long stay who does not plan on day trips every day.
The range is enormous: from hostel beds and guest house rooms to residences on Kurortny Prospekt. District and season matter most — central Sochi and Krasnaya Polyana cost more than Adler, Dagomys and Lazarevskoye; in summer the coast gets pricier, in winter the mountains do. The best value by the sea comes in March, April and November.
Adler and Sirius are the best fit. Sochi Park and the Olympic Park are nearby, the promenade across the Imeretinskaya Lowland is flat and free of stairs, and the sea shelves gently. June is the month to aim for: not as hot as August, and prices have not yet peaked.
