Best hotels in Lazarevskoye for fall
Planning a trip to Greater Sochi but don't want to overpay for the central resorts? There's a good alternative.

Where to stay within walking distance of the sea: Pobedy, Kommunisticheskaya and Odoyevskogo
The main resort life of Lazarevskoye is packed into a few blocks between the promenade, the market and the Morskaya Zvezda dolphinarium. If you plan to spend most of your time on the beach, visit the Nautilus water park and stroll along the sea in the evenings, this is the best area to book a hotel — you won't have to rely on shuttle buses.
You'll find options for any budget here: from a guest house next door to the dolphinarium to a 4-star hotel on Odoyevskogo street. A few examples:
- Delfin — a three-star hotel at 8 Kommunisticheskaya street, right next to the Morskaya Zvezda dolphinarium. From 4,500 ₽.
- Akvarium — a guest house in the building next door on Kommunisticheskaya. From 4,730 ₽.
- Cosmos Smart Lazarevskoye — a chain three-star hotel at 83 Pobedy street. From 6,400 ₽.
- Moretel — a four-star hotel at 31 Odoyevskogo street. From 9,450 ₽.

To compare neighborhoods by numbers rather than descriptions, use the table below. It's useful if you're still deciding whether to walk an extra 15 minutes to the sea in exchange for a lower price.
| Area | What's nearby | Starting price | Who it suits |
|---|---|---|---|
| Center (Pobedy, Kommunisticheskaya, Odoyevskogo) | Beach, promenade, dolphinarium, market | 3,000 ₽ | Travelers coming for the sea who don't want to use shuttle buses |
| Kalarasha | Quiet stretch by the sea, spa complexes and pools | 5,278 ₽ | Guests who care about a spa program and a pool |
| Lazareva/Svirskaya | The town's main street, 15–25 minutes on foot to the beach | 1,680 ₽ | Travelers looking for the cheapest option |
| Sochinskoye Shosse | Guest houses along the highway, plenty of parking | 3,150 ₽ | Guests arriving by car |
Premium by the water: the 4-star Yuzhnaya Riviera and a spa on Kalarasha street
There are no 5-star hotels in the town of Lazarevskoye. The premium segment of Greater Sochi sits in central Sochi, Adler and Krasnaya Polyana. That said, Lazarevskoye offers two strong options a tier below, both with direct access to the sea:
- Yuzhnaya Riviera — a 4-star hotel at 1 Turistskaya street, in the northern part of town closer to Ashe. From 8,500 ₽. It's the flagship of the 4-star segment in Lazarevskoye.
- Grand Hotel & SPA Priboy — a spa complex with a pool at 131 Kalarasha street. From 11,500 ₽. The hotel is formally rated 3 stars, but in terms of service it's the priciest property in town and the only full-fledged "spa resort" among the options available.
Guest houses in Lazarevskoye from 1,680 ₽ — the sea without paying extra for a brand name
Lazarevskoye works as a resort thanks to its wide choice of guest houses and mini-hotels, and prices here are lower than in Sochi. This format suits you if you're willing to walk 15–25 minutes to the beach and don't need a pool or a buffet breakfast.
- Laza — a guest house at 6/3 Pobedy Lane, from 1,680 ₽. It's the cheapest listing in Lazarevskoye.
- U Kota — a guest house at 16/8 Partizanskaya street, from 3,000 ₽. Within walking distance of the beach.
Other guest houses in the same price range:
- "U Mamy" — on Sochinskoye Shosse;
- "Angel" — on Chistaya street;
- "Demfil" — on Pobedy street;
- "Lesnaya Skazka" — in Pobedy Lane.
Their rates run 3,000–4,500 ₽ a night. The choice comes down to the neighborhood and how many minutes you're willing to walk to the sea. For the full list of guest houses, see the Guest houses page.
Prices at guest houses and three-star hotels swing noticeably with the season. In May–June and September, a room by the sea is cheaper than in July–August. If your travel dates are flexible, try shifting them by a couple of weeks. For the same money, you may be able to afford a higher-class room or a more convenient location.

Frequently Asked Questions
The Lazarevsky district is administratively part of the city of Sochi, but in tourist terms it's a standalone resort town within Greater Sochi. It sits about 60 km northwest of central Sochi. On Moya Bron, Lazarevskoye has its own page: if you search for "hotels in Sochi," Lazarevskoye listings usually won't appear. If you want to stay here specifically rather than drive 60 km south, filter listings by Lazarevskoye or by the neighboring towns — Loo, Golovinka, Vardane.
The swimming season in Lazarevskoye opens near the end of May and runs through the first days of October. Peak hotel occupancy and the highest prices fall in July and August. If you want to avoid the crowds on the promenade and the punishing heat (+30 °C) while still enjoying warm water and saving money, pick June or September. This is the "velvet season" on the coast — hotel rates in these months are noticeably lower.
It's about 110 km from Adler airport to Lazarevskoye. The most convenient option is the Lastochka express train. In roughly an hour and a half you'll arrive at Lazarevskaya station, which sits in the center of town. By car, the winding coastal road takes anywhere from an hour and a half to over two hours. Driving time depends heavily on traffic, so most guests prefer the Lastochka.
The best choice is accommodation in the central zone — around Kommunisticheskaya and Pobedy streets. Within walking distance you'll find:
- the Morskaya Zvezda dolphinarium;
- the Nautilus water park;
- the Tigrovaya Balka crocodile farm;
- the central park and recreation area.
If you're traveling with the family and want the dolphinarium to be literally "across the road," consider the Delfin hotel (8 Kommunisticheskaya street). For families with a car and small children, Semeyny Klub Argo on Sochinskoye Shosse is often a good fit: there's more space and it's quieter, though you'll need to take transport to the beach.
