Where to Stay in Adler: Imeretinsky Resort, Kurortny Gorodok, or Downtown by the Sea
Adler is made up of three resort areas: first, the Imeretinskaya Lowland with the Olympic Park and Sochi Park; second, Kurortny Gorodok by the sea in the northern part; and third, the downtown area with the old Bestuzhev promenade. Your choice of district directly affects what your trip costs, what kind of holiday you get, and how long the airport transfer takes.
| District | What's interesting | Who it suits | From |
|---|---|---|---|
| Imeretinsky Resort | Olympic Park, Sochi Park, a long landscaped promenade, new properties with all-inclusive | Families with kids, active travelers, fans of modern infrastructure | from 3,910 ₽ |
| Kurortny Gorodok | Historic seaside resort area, quieter and greener, plenty of sanatoriums along Lenin and Chkalov streets | Travelers after a classic beach holiday at a reasonable price | from 4,950 ₽ |
| Downtown Adler | Sochi Discovery World aquarium, Bestuzhev promenade, restaurants, the train station and airport nearby | Transit guests, those who like things within walking distance, and travelers boarding the Lastochka to Rosa Khutor | from 4,375 ₽ |
Imeretinsky Resort
This area is home to the Olympic Park, Fisht Stadium, Sochi Park, and the Sochi Autodrom racetrack. It usually draws families with kids and travelers who want to stay in "new Adler." The district offers expansive hotel grounds and a packed entertainment lineup.
- Bridge Resort — from 21,000 ₽, the flagship all-inclusive property in Imeretinka.
- Sport Inn — from 20,800 ₽, near the Olympic Park and also all-inclusive.
- Morskoy Blyuz — from 3,910 ₽, the most affordable option within walking distance of the Imeretinka seafront.
Kurortny Gorodok
Kurortny Gorodok sits in the northern part of Adler, right by the sea. Quiet green streets wind past Soviet-era resort buildings and old health spas. Downtown Adler is 5–10 minutes away, Imeretinka 15–20. Most of the city's sanatorium infrastructure is concentrated in this part of town.
- Marina Mall — from 4,950 ₽, the most affordable 4-star hotel in Kurortny Gorodok.
- Lavicon Hotel Fregat Adler — from 8,305 ₽, on Lenin Street, just across from the sea.
Downtown Adler
Downtown Adler is the old resort quarter spread along Kirov Street, Demokraticheskiy Lane, and the southern stretch of Prosveshcheniya Street. From here you can walk to the Bestuzhev promenade, the aquarium, and the train station. Sochi International Airport is only a 10-minute drive away.
- Adriano — from 8,000 ₽, set on quiet Demokraticheskiy Lane, five minutes from the sea.
- Grace Global Spa Hotel — from 13,398 ₽, with its own spa center and a heated pool.
All-Inclusive in Imeretinka and by the Olympic Park
Adler is one of the few Russian resorts where the all-inclusive format actually works at full scale. You'll find almost no such offers in the historic center or Kurortny Gorodok. In Imeretinka and Sirius, though, a whole cluster of full-board hotels has sprung up. They sit in new buildings with large grounds, water parks, and outdoor pools.
Among the most popular are Bridge Resort (from 21,000 ₽) and Sport Inn (from 20,800 ₽). The rate covers breakfast, lunch, and dinner. On top of that, the hotels run kids' entertainment programs and have their own beach areas.

Adler Sanatoriums: Combining the Sea with a Course of Treatment
Adler has long built a reputation as a health resort. A humid subtropical climate, mineral water sources, and a dedicated medical infrastructure together create solid conditions for recovery.
Sanatoriums are clustered mainly along Lenin Street in Kurortny Gorodok and in the northern part of the district. That's convenient: you can enjoy the sea and run through your treatments without losing half the day to travel.
Summer and September stays get snapped up as early as winter — so it pays to book in advance.
The easiest way to compare options is the Sanatoriums selection. It includes both large health spas with licensed treatments and smaller sanatorium hotels.

Frequently Asked Questions
Imeretinsky Resort is a great pick. It has a long landscaped seafront promenade. Sochi Park with its rides, the Olympic Park, and the aquarium are all close by, and the beach in this area is gently sloping and wide. Most hotels near the Olympic Park run on all-inclusive — so meals won't be an issue during your stay.
The swimming season in Adler usually runs from late May through October. The water is at its warmest in July and August. For walks and sightseeing, September — the so-called "velvet season" — is ideal.
In winter, Adler makes a convenient base for trips to Krasnaya Polyana. Coastal temperatures stay around +5 to +10 °C, while the mountains — about an hour away on the Lastochka train — are under snow.
If you want to save money and still come back to the sea on weekends, stay in Adler. The Lastochka takes 45–60 minutes from Adler station to Rosa Khutor.
If skiing "from door to lift" matters more, choose accommodation in Krasnaya Polyana. Just expect higher prices there.
Yes, that works well. Sochi Airport is in the Adler district, so most hotels in downtown Adler and Imeretinka are 10–20 minutes away.
The most convenient choice is accommodation near Adler train station — for example, on Energetikov or Kirov Street. The sea is within walking distance, and the airport terminal isn't far either.
